When it is time to start considering replacing the roof on your home, it is a good idea to take a little extra time to look for a local roofing company that has a good reputation and track record in the area. The roof on your home should last 20 to 30 years, and it would not be good to have to replace it early because the roof was not done right. Take the time to do some research before you hire a company to install the new roof on your home.
Ask For References
When you start looking into the local roofing companies around your area, ask them for references from prior customers. They will come out and give you an estimate to try and earn your business; they should not have a problem giving you some information about other jobs or customers they have worked with in the past. You need to be sure that they are a reputable company and that they will do the work to your standards or there is no point in hiring them. The roof on your home is not worth gambling with.
Often the roofing company will come out to your home and inspect the roof for you. Once the inspection is done, they will most likely give you an estimate for the work and want to know if you want to schedule the work. You might want to wait and talk to several companies before you schedule the work but if the roof is in really bad shape, it might not wait. It is okay to ask questions about the work based on what another company recommended, but it might not be a good idea to disclosure where you got the information.
Awarding The Job
Once you have spoken with several companies and feel good about one, you should call them and set up a time for the work to be completed. Double check the estimated price with them and define a margin of error on it. If the job is going to be five or maybe 10% more than the estimate, have them talk to you before the work is done so that you know why the price is higher. Most contractors will not have a problem with that, and it keeps you in the loop so that you don't get surprised with a bill that is 25% more than you planned when you started. If the cost overrun is warranted, that is one thing, but unless they discuss it with you, you won't know what is happening until it is too late.
